Sealed only when
we did the work.

A seal means a licensed engineer personally performed or was in responsible charge of the design. It is not a signature service for somebody else's drawings, and a firm willing to treat it as one is a problem.

How we work

A Florida PLLC, practising a licensed profession

NML Engineering PLLC is a professional limited liability company registered in the State of Florida, document number L23000365614, filed in 2023. Engineering work is performed by or under the responsible charge of a Florida-licensed professional engineer, licence [FLORIDA PE LICENCE NUMBER], under certificate of authorization [FLORIDA CERTIFICATE OF AUTHORIZATION NUMBER].

A seal carries legal weight. We apply one only where the engineer personally performed the work or was in responsible charge of it — never as a signature service for drawings prepared elsewhere and not reviewed. Assessments are limited to what is visible and accessible and to the information supplied; concealed conditions may exist and an assessment is not a warranty. Permit approval is the decision of the authority having jurisdiction. We are not contractors, construction managers or architects.

Frequently asked

The questions we get most

Can you just seal drawings I already have?

Not without performing or being in responsible charge of the work. A seal is a professional and legal undertaking, not a stamp for hire, and firms that treat it otherwise put everyone at risk.

Do I actually need an engineer for this?

Sometimes not, and we will tell you. Many alterations need only a permit and a contractor. We would rather say so on a free call than sell a report you did not need.

Will you guarantee the permit is approved?

No. Plan review is the authority's decision. We prepare to their requirements and answer their comments through to approval, which is the part we control.

Your report says 'not visible'. Why?

Because an assessment covers what can actually be seen and accessed. Stating what could not be examined is as important as stating what was — anything else implies a thoroughness that did not happen.

Can you say the storm caused this damage?

We can report factually on what we observe and distinguish it from pre-existing conditions. We do not adjust claims or advocate for owners or insurers, and we will not characterise old damage as new.

Do you do architectural drawings?

No. Architecture is a separate licensed profession. We handle the structural engineering and work alongside your architect.
