Stage 1 · Information
Drawings, permits and history supplied.
Four engineering services, all under the responsible charge of a licensed Florida PE.
Owners usually want a yes or no, and the honest answer is a report that distinguishes what was observed, what it indicates and what could not be seen. Concealed framing, undocumented past alterations and latent defects are limits of any visual assessment, and they belong in the report rather than being implied away.
Drawings, permits and history supplied.
Visible and accessible areas.
Observation against engineering judgement.
Including stated limitations.
What is being altered or added.
Established before designing.
Gravity and wind, documented.
Detailed so it can be built.
Removing a wall, adding a storey or hanging new equipment changes the load path, and in Florida wind loading governs more than people expect. Calculations are performed and documented, so the design can be defended to a plans examiner rather than asserted.
Permit drawings are prepared to what the local authority actually requires, which varies between jurisdictions more than most people expect. We respond to plan review comments as part of the work — a set that collects comments and is then abandoned helps nobody.
What this authority specifically requires.
Prepared to that standard.
After the engineer's own review.
Answered through to approval.
What is being inspected and why.
Where it is safe to access.
Damage distinguished from pre-existing.
Factual, with limitations stated.
After a storm, owners and insurers both need an independent engineering opinion on what is damage and what was already there. We assess and report factually. We do not adjust claims, we do not represent anyone in a dispute, and we will not characterise pre-existing conditions as storm damage.
A free first conversation, including an honest answer about whether you need an engineer.
